NATURE OF THE RENTAL
Ama’Ca Dulza is a short-term tourist rental (stay under 30 days), operated in a non-business form pursuant to Art. 4 of Italian Decree Law 50/2017 and managed directly by the owner, Stefania Merzagora.
The stay is exclusively for tourism purposes, does not constitute a hotel or hospitality service, and is governed by a tourist rental agreement between the Guest and the Owner.
The rental concerns the ground-floor unit, including access to the garden and outdoor patio/terrace, which are shared spaces with the owner. The upper floor is reserved for the Owner and is not accessible to Guests.
BOOKING AND CONFIRMATION
The booking is considered confirmed upon completion of the reservation process on the website and successful payment.
The full amount of the stay is charged at the time of booking through the selected payment system (e.g. Stripe) as an advance payment of the total amount due.
The advance charge applies regardless of the selected rate (Standard or Non-Refundable); any refunds will be processed in accordance with the applicable cancellation policy.
Payment is processed through secure third-party systems (e.g. Stripe). The Guest authorises the charge to the card provided at the time of booking.
PRICES, INCLUDED SERVICES AND TOURIST TAX
The price shown in the booking summary includes the rental fee, final cleaning, bed linen, utilities, and Wi-Fi.
The tourist tax is not included and will be collected during online check-in. It amounts to €2.00 per person per night, applicable from 11 years of age up to a maximum of 7 nights per calendar year, unless otherwise specified by the Municipality of Laglio.
As this is a non-business tourist rental, no invoices or fiscal receipts are issued.
CANCELLATIONS
The conditions of the selected rate apply.
With the Standard rate, free cancellation is possible up to 5 days before check-in, with a full refund of the amount paid.
For cancellations made after this deadline, 50% of the total stay amount will be refunded.
In case of no-show or early departure, no refund will be provided.
With the Non-Refundable rate, the amount paid at the time of booking is never refundable.
CHECK-IN, DOCUMENTS AND AGREEMENT
Check-in is available from 3:00 PM to 9:00 PM and check-out is by 10:00 AM.
A link to the Guest Portal will be provided in the confirmation email to complete online check-in. All required data and documents must be submitted prior to arrival.
These data are mandatory by law (Italian Police and ISTAT requirements) and are necessary to access the property. The tourist rental agreement may be signed digitally.
The Guest agrees to respect the number of people indicated in the booking. Undeclared or unauthorized persons or pets are not allowed.
HOUSE RULES
Smoking is not allowed indoors; quiet hours are from 10:00 PM to 8:00 AM; no parties or events; no undeclared guests.
Pets, if authorized, must not be left unattended inside the property. They are allowed on sofas and beds only when using the protective covers provided.
In shared outdoor spaces (garden and terrace), respectful and quiet behavior is required.
Violation of the house rules may result in early termination of the stay without any refund.
DAMAGES AND LIABILITY
Any verified and documented damages may be charged to the card used for the booking or requested through the payment system, upon prior notice to the Guest.
The Guest is responsible for their personal belongings. The Owner is not liable for any loss or theft.
The Owner is not responsible for interruptions of essential services beyond their control.
ACCESS FOR MAINTENANCE OR EMERGENCIES
The Guest agrees that the Owner or authorised personnel may access the property for necessary maintenance or in case of emergency; except in urgent situations, prior notice will be given.
VIDEO SURVEILLANCE
Motion-activated cameras are installed in the garden and outdoor patio/terrace areas; indoor spaces are not monitored. Data is processed in compliance with EU Regulation 679/2016 (GDPR).
FORCE MAJEURE
In the event of exceptional circumstances beyond the Owner’s control, the booking may be cancelled with a full refund of any amounts paid.
APPLICABLE LAW AND JURISDICTION
These terms are governed by Italian law. Any dispute shall fall under the exclusive jurisdiction of the Court of Como, without prejudice to any mandatory legal provisions.
