NATURE OF THE RENTAL
Ama’Ca Dulza is a short-term tourist rental (stay of less than 30 days), operated in a non-business form pursuant to Art. 4 of Italian Decree Law 50/2017 and managed directly by the owner, Stefania Merzagora.
The stay is exclusively for tourism purposes, does not constitute a hotel or para-hotel service and is governed by a tourist rental agreement between the Guest and the Landlady.
The subject of the rental is the ground-floor house, including use of the garden and the outdoor patio/terrace, which are common areas shared with the owner. The upper floor is reserved for the Landlady and is not accessible to Guests.

BOOKING AND CONFIRMATION
The booking is considered confirmed upon completion of the booking process on the website, including the entry of payment details.
The full amount of the stay is charged at the time of booking through the selected payment system (e.g., Stripe) as advance payment of the total amount due.

PRICES, INCLUDED SERVICES AND TOURIST TAX
The price shown in the booking summary includes the rental fee, final cleaning, bed linen, utilities and Wi-Fi.
The tourist tax is not included in the price and will be collected during online check-in. It amounts to €2.00 per person per night, payable from 11 years of age and for a maximum of 7 nights per calendar year, unless otherwise provided by the Municipality of Laglio.
As this is a non-business tourist rental, invoices are not issued.

CANCELLATIONS
The conditions of the rate selected at the time of booking apply.
With the Standard rate, free cancellation is possible up to 5 days before the check-in date; in this case, the full amount already paid will be refunded.
For cancellations made after this deadline, no refund will be granted.
With the Non-Refundable rate, the amount paid at the time of booking is under no circumstances refundable.
In the event of a no-show, no refund will be granted.

CHECK-IN, DOCUMENTS AND CONTRACT
Check-in is from 3:00 p.m. to 9:00 p.m. and check-out is by 10:00 a.m.
In the confirmation email, a link to the Guest Portal will be provided to complete online check-in. The required data and documents must be submitted before arrival.
Such data are mandatory by law (Police Authorities and ISTAT) and necessary to access the property. The tourist rental agreement may be signed digitally.
The Guest undertakes to respect the number of persons indicated in the booking. Undeclared and unauthorized persons or animals may not be accommodated.

HOUSE RULES
No smoking indoors; quiet hours from 10:00 p.m. to 8:00 a.m.; no parties or events; no undeclared guests.
Pets, if authorized, may not be left unattended inside the property. They may sit on sofas and beds only when using the protective covers provided in the property.
In common areas (garden and terrace), respectful and appropriate behavior is required.
Violation of the rules may result in early termination of the stay without refund.

DAMAGES AND LIABILITY
Any verified and documented damage may be charged to the card used for booking or requested through the payment system.
The Guest is responsible for their personal belongings. The Landlady is not liable for theft or loss.
The Landlady is not liable for interruptions of essential services not attributable to her.

ACCESS FOR MAINTENANCE OR EMERGENCIES
The Guest agrees that the Landlady or persons appointed by her may access the property for necessary maintenance or in case of emergency; except in urgent cases, access will be communicated in advance.

VIDEO SURVEILLANCE
Motion-detection cameras are installed in the garden and outdoor patio/terrace; indoor areas are not under video surveillance. Image processing complies with EU Regulation 679/2016.

FORCE MAJEURE
In the event of exceptional circumstances beyond the Landlady’s control, the booking may be cancelled with full refund of the amounts already paid.

APPLICABLE LAW AND JURISDICTION
These conditions are governed by Italian law. Any dispute shall fall under the exclusive jurisdiction of the Court of Como, subject to mandatory legal provisions.
